Facility Overview
Birdie Central is a premium indoor golf facility featuring Uneekor XO2 simulators accessible through membership plans and hourly guest bookings. This policy agreement applies to all individuals who enter, book, or use the facility, including members, non-member guests, event attendees, and visitors.

Universal Agreement
By entering the facility, creating an account, or booking bay time, all individuals agree to the terms and policies outlined in this document.
Membership Commitment & Renewal
Memberships are offered on two plans: month-to-month, which you may cancel at any time, and annual, a 12-month commitment at a reduced monthly rate. Both are billed monthly.
Month-to-Month Plan
The month-to-month plan carries no minimum term. Members may cancel at any time by providing 30 days’ written notice; billing remains active during those 30 days. Rates are Junior $79/mo, Birdie $219/mo, and Eagle $329/mo.
Annual Plan — Initial 12-Month Commitment
The annual plan is offered at a reduced monthly rate in exchange for a 12-month commitment. Fees are billed monthly throughout the initial term. Rates are Junior $74/mo, Birdie $195/mo, and Eagle $295/mo, saving approximately 10% against the month-to-month plan.
Continuation After the Annual Term
After fulfilling the 12-month term, an annual membership automatically continues on a month-to-month basis. Members may cancel any time thereafter by providing 30 days’ written notice.
Early Cancellation (Annual Plan Only)
This applies to the annual plan only; the month-to-month plan has no early-cancellation charge. If a member on the annual plan cancels during the initial 12-month period, they are responsible for 50% of the remaining fees due through the remainder of that first year. Extenuating circumstances (e.g., medical reasons, relocation) may qualify for an earlier termination without penalty at Birdie Central’s discretion.
30-Day Written Notice
A 30-day written notice is required to end any membership — immediately on the month-to-month plan, or once the initial 12-month term is complete on the annual plan. Billing remains active during those 30 days.
Individual & Non-Transferable
Memberships belong to the named member only and may not be shared, loaned, or transferred to another person. Sharing login credentials or access PINs is prohibited and may result in suspension or termination of the membership.
Membership Tiers & Benefits
Birdie, Eagle, and Junior tiers are available on either a month-to-month plan or a 12-month annual plan at a reduced rate. Peak and off-peak windows are posted in the Whoosh booking app. Monthly peak-hour allotments do not roll over.

Merchandise Discount Exclusions
Birdie Central reserves the right to exclude certain product lines or limited-edition items from merchandise discounts. Items not eligible for discount will be clearly marked or communicated at the time of purchase.
Booking & Usage Policies
Rules for booking bays, bringing guests, and canceling reservations — applicable to members and non-member guests alike.
Reservations
All bay usage requires a reservation through the Birdie Central booking platform (Whoosh), including after-hours sessions. Walk-ins are accommodated during staffed hours on a first-come, first-served basis when bays are available. Bookings are limited to 3 hours maximum per session.
Peak-Hour Allotments
Junior and Birdie members receive 8 peak hours per month. Unused peak hours do not roll over. Once the monthly allotment is used, additional peak-hour time may be booked at posted hourly rates. Peak and off-peak windows are defined in the booking app and may be adjusted seasonally with notice.
Advance Booking Windows
- Eagle: up to 21 days in advance
- Birdie: up to 14 days in advance
- Junior & Players Pass: day-of booking, as posted in the booking app
Guests at Your Bay
Bay rates and member bookings are per bay, not per person — members and guests may share their bay with others in their party. The booking holder is responsible for the conduct of everyone in their party and must remain present for the duration of the session. After hours, guests may be present only while the verified booking holder is on-site.
Reservation Cancellations
- Members: Must cancel at least 6 hours before the scheduled start time. If canceled later, no refunds or credits are given.
- Non-Members / Guests: Must cancel at least 12 hours before the scheduled start time. If canceled later, no refunds or credits are given.
Late cancellations or no-shows do not receive any refund or credit.
Payments & Billing
How and when fees are charged for members and guests.
Monthly Billing Cycle
Membership fees are charged monthly to the payment method on file. Non-member guests pay at the time of booking. If a member cancels mid-month (after the initial term), that month’s fees remain due through the 30-day notice period.
Rate Changes
Membership rates are locked for the duration of the initial commitment term. After the initial term, Birdie Central may adjust rates with at least 30 days’ written notice.
Delinquent Payments
Failure to maintain a valid payment method or to pay fees in a timely manner may result in suspension or termination of membership privileges and/or restriction from future bookings.
Facility Access & Security
How access works during staffed hours and after hours for verified guests, plus our security and monitoring systems.
7.1 Staffed Hours
During staffed operating hours, the facility is open to all members and guests with valid reservations. Staff are on-site to assist with equipment, bookings, beverage service, and general facility needs.
7.2 After-Hours Access (24/7 for Verified Adults)
After-hours access is available to verified adults (18+) — members or guests whose identity has been confirmed in person by a Birdie Central team member during staffed hours. Verification takes about two minutes and requires a valid government-issued ID linked to the guest’s Whoosh account. Adult members complete verification during their onboarding visit. Minors cannot be verified and may not access the facility after hours except as described in Section 10. Once verified, guests may book bay time during unstaffed hours and will receive a unique 6-digit access PIN issued 15 minutes prior to the reservation, valid only for the reserved time window.

- No tailgating or sharing of access PINs; each guest must use their own credentials
- Unauthorized access or sharing of PINs may result in suspension or termination of booking privileges
7.3 Surveillance & Monitoring
The facility is equipped with surveillance cameras that record continuously, 24 hours a day, 7 days a week. Birdie Central utilizes remote monitoring and AI-based security systems to provide real-time after-hours alerts and incident response capabilities. Recorded footage is retained for security and incident-review purposes and is shared only with those who need it for those purposes or as required by law.
Alcohol Policy
Birdie Central holds a TABC (Texas Alcoholic Beverage Commission) beer and wine permit. All alcohol service is subject to the following rules.
Service Rules
- Beer and wine are served by TABC-certified staff only during staffed operating hours
- Valid government-issued photo ID is required for all alcohol purchases; no exceptions
- Alcohol is not available during non-staffed / after-hours periods
- All alcohol inventory is secured under lock during non-staffed hours
- Guests acknowledge via waiver that alcohol consumption — purchased or brought in — is strictly prohibited during unattended hours
- Birdie Central reserves the right to refuse service to any individual at any time
Outside Alcohol (BYOB)
- No outside beer or wine. We sell beer and wine under our TABC permit — please purchase those from us.
- Guests 21+ may bring a bottle of distilled spirits during staffed hours, subject to a $25 corkage / setup fee per bottle
- Per TABC rules, our staff cannot store, handle, serve, or pour guest-owned alcohol — guests keep and pour their own bottle. We’re happy to sell ice, mixers, and cups.
- BYOB is permitted during staffed hours only; no outside alcohol may be brought in or consumed after hours
- All other alcohol rules apply: no consumption by minors, no intoxication, and Birdie Central may end BYOB privileges for any guest at any time
Zero Tolerance
Violation of the alcohol policy may result in immediate removal from the facility, suspension, or permanent ban.
Simulator Safety & Bay Rules
Bay design, safety zones, and equipment care expectations for all guests.
9.1 Bay Design
Each simulator bay is separated by full-height walls, and impact screens are designed to keep ball flight and rebound within the bay. No design eliminates all risk — golf involves fast-moving clubs and balls, and all guests must follow the bay rules below at all times.
9.2 Bay Rules
- Only one player may occupy the hitting area at a time
- Spectators and non-players must remain behind the designated safe zone within the bay
- Guests must use bays only for their intended purpose (golf simulation)
- Misuse of equipment, including striking screens, walls, or sensors, may result in damage charges and/or removal from the facility
9.3 Equipment Care
Members and guests are responsible for the proper care of all simulators, bays, club sets, and facility equipment. Damage caused by negligence or misuse will result in repair or replacement fees assessed to the responsible party.
Injuries, Emergencies & Incident Response
How incidents are handled during staffed and unattended hours.
10.1 During Staffed Hours
On-site staff are trained in basic first aid and emergency response procedures. In the event of an injury or emergency, staff will render appropriate assistance and contact emergency services (911) as needed. An incident report will be completed for all incidents.
10.2 During After-Hours / Unattended Periods
Emergency instructions, contact numbers, and first aid kit locations are clearly posted throughout the facility. Birdie Central’s remote monitoring system provides real-time incident detection and alert capabilities, with escalation protocols to local emergency services as needed.
All guests using the facility during after-hours periods acknowledge that on-site staff may not be present and assume additional responsibility for their own safety and well-being.
10.3 Incident Reporting
Any injury, property damage, or safety concern must be reported to Birdie Central staff or management as soon as practicable. Reports can be submitted in person, by phone, or by email.
Minors Policy
Birdie Central welcomes junior golfers and families. The following policies apply to all individuals under 18 years of age.
Supervision Requirements
- During staffed hours: Minors must be accompanied by a parent, legal guardian, or responsible adult (18+) at all times
- During after-hours / unattended periods: Minors are permitted only when a verified adult (18+) has booked the bay and remains on-site with the minor for the entire visit. A parent or guardian may book a bay for their junior after hours like any normal booking — but must be present throughout.
- Junior members are welcome after hours when accompanied. A minor cannot be issued independent unattended-entry credentials — outside staffed hours a parent or legal guardian must book the bay and remain on site for the entire visit. With that adult present, a junior may play any hour.
- Junior Membership holders under 18 must have a parent or legal guardian sign the membership agreement and liability waiver on their behalf
- Parents and guardians are responsible for the behavior and safety of minors in their care, including any damage caused by the minor
Unaccompanied Minors
Birdie Central reserves the right to ask any unaccompanied minor to leave the facility and to contact their parent or guardian.
Private Events & Third-Party Vendors
Rules for private events, outside instructors, and third-party vendors operating at Birdie Central.
12.1 Private Events
Birdie Central offers private bay rentals and full facility buyouts for birthday parties, corporate events, team outings, and private gatherings. All event bookings are subject to the Birdie Central Event Booking Agreement, which includes separate terms for deposits, cancellations, and liability. Event hosts are responsible for ensuring their guests comply with all facility policies, including the Minors and Alcohol policies.
12.2 Outside Instructors & Vendors
Outside golf instructors, club fitters, and other vendors are welcome to operate at Birdie Central with prior approval. All third-party instructors and vendors are required to:
- Carry their own commercial general liability insurance
- Provide a Certificate of Insurance (COI) naming Birdie Central / M2 Joint Ventures, LLC as an additional insured prior to operating at the facility
- Comply with all Birdie Central facility policies and rules
Birdie Central is not liable for the acts, omissions, or services of any third-party instructor or vendor.
12.3 Lessons & Clinics
Lessons, clinics, and camps booked through Birdie Central are subject to the cancellation terms stated at the time of booking. Lessons canceled with less than 24 hours’ notice may be charged in full.
Facility Conduct & Liability
Standards of behavior, equipment care, and important liability disclosures for all members, guests, and visitors.
13.1 Code of Conduct
All members, guests, and visitors must treat staff, other patrons, and equipment with respect. Birdie Central reserves the right to suspend or terminate membership and/or deny future access for policy violations or misconduct, including but not limited to theft, harassment, intoxication, or damage to property.
13.2 Dress Code
Appropriate athletic or golf attire is encouraged. Clean athletic shoes or spikeless golf shoes are required in the bays; metal spikes are not permitted. Birdie Central reserves the right to deny entry to individuals whose attire is deemed inappropriate or unsafe for the facility environment.
13.3 Liability Waiver
All members and guests are required to sign a liability waiver prior to their first use of the facility. By signing the waiver and/or entering the facility, individuals acknowledge and accept the inherent risks associated with golf simulator use and physical activity. Birdie Central, M2 Joint Ventures, LLC, and their officers, employees, and agents are not liable for personal injuries, theft, damages, or lost/stolen property on the premises, to the fullest extent permitted by law.
This page summarizes our policies. The signed liability waiver and membership agreement are the controlling documents; in the event of any conflict, the signed documents govern.
13.4 Damage to Equipment & Legal Remedies
Damage caused by negligence or misuse may result in repair or replacement fees. If theft or damage to Birdie Central property occurs, or if fees remain unpaid, Birdie Central reserves the right to pursue legal remedies (including civil action) to recover losses.
Members and guests are also responsible for any damages or theft caused by individuals in their party.
Important
This section contains a liability waiver. Please read carefully — by using Birdie Central, you acknowledge and accept these terms.
Membership Holds (Freezes)
Going on vacation, dealing with a health issue, or just need a break? You can place your membership on hold under the rules below.
Eligibility & Duration
Members in good standing can request up to 2 months of hold time per calendar year. Holds must be taken in full-month increments (minimum of 1 month each time).
No Hold Fee
There is no charge for placing a membership on hold.
Commitment Extension
Time on hold does not count toward the initial commitment term. The commitment is extended by the same number of months the membership is on hold.
Example: A 1-month hold pushes the end date back by 1 month.
Request & Approval
Members must submit a written hold request at least 10 days prior to the desired start date. Birdie Central will confirm the hold in writing and note the new end-date of the membership term.
Billing & Reactivation
Monthly billing is suspended during the hold period. Billing resumes automatically once the hold ends, at the same membership rate and tier.
Hold Restrictions
Holds are limited to 2 months/year to prevent indefinite freezing. Full-month increments mean no short, repeated holds. Members must be in good standing (no outstanding balances) to request a hold.
Champions Discount
Birdie Central proudly offers a 10% discount on all membership tiers and hourly rental rates to the following groups.

- First responders (fire, police, EMS)
- Teachers and educators
- Seniors (65+)
Valid identification is required at the time of enrollment or booking. The Champions Discount cannot be combined with other promotional offers.
House Policies
Everyday facility rules that keep the clubhouse comfortable for everyone.
Outside Food & Drinks
Outside food is always welcome. Outside non-alcoholic drinks (sodas, sports drinks, coffee) are welcome too — no glass containers in the bays, please. Outside beer and wine are not permitted; distilled spirits are covered by the BYOB policy in Section 7.
Smoking & Vaping
Smoking and vaping are prohibited everywhere inside the facility, including the bays and lounge. Violations may result in removal and cleaning fees.
Pets
Service animals are welcome. Pets are not permitted inside the facility.
Photography & Media
Birdie Central occasionally photographs and records events, leagues, and gameplay for marketing and social media. If you prefer not to appear in our content, tell a team member or email us and we’ll honor it. Event hosts are responsible for informing their guests.
Gift Cards
Gift card balances do not expire and may be redeemed toward bay time, memberships, lessons, events, and merchandise. Gift cards are not redeemable for cash except where required by law. Promotional bonus amounts (e.g., bonus credit included with a gift card purchase) may carry separate terms stated at the time of the promotion.
Lost & Found
Found items are held for 30 days. Contact us to claim an item. Birdie Central is not responsible for lost or stolen personal property.
Agreement & Acknowledgment
By joining Birdie Central, creating an account, booking bay time, or entering the facility, all individuals confirm that they have read, understood, and agree to abide by all terms, conditions, and policies contained herein. Birdie Central reserves the right to modify these policies at any time, with reasonable notice to members and guests. Continued use of the facility after policy changes constitutes acceptance of the updated terms.
Governing Law & Severability
These policies are governed by the laws of the State of Texas. Any dispute arising under these policies shall be brought in the courts of Harris County, Texas. If any provision of these policies is found unenforceable, the remaining provisions remain in full force and effect.
